The Granny Flat Building Process

Preliminary Agreement

  • 1.1 Client enters into a preliminary agreement to obtain all relevant site reports
  • 1.2 Site inspection, contour survey + site classification are completed
  • 1.3 Draft plans are drawn up for client feedback + revision
  • 1.4 Fixed price tender is prepared and presented for acceptance

$5,950 Fee is charged. To be deducted from formal Contract

Tender Acceptance

  • 2.1 Tender acceptance signed by clients and company representative
  • 2.2 Contract plans will be prepared
  • 2.3 Contract plans to be signed by client
  • 2.4 Building Contract will be prepared

If tender is not accepted all site reports are released to client at no additional cost

Building Contract Acceptance

  • 3.1 At this stage clients enter into a formal Contract with Fixed Price Granny Flats. This provides time to finalise any relevant documentation with your lender prior to construction
  • 3.2 If any additional reports are required, client will be advised at this point
  • 3.3 This is the final opportunity to amend plans without incurring additional charges

At this point clients will be charged 5% on exchange of formal Contract(s)

Colour Selections CDC / Council Approval

  • 4.1 Client given access to online client portal to select external + internal colours
  • 4.2 Client given access to selected items for selections of remaining items
  • 4.3 Submission of building applications to Private Certifier / Council for approval and issue of Construction Certificate

Time frames for CDC / council approval can vary between 3 – 12 weeks

Construction Commencement

  • 5.1 Clients continue to access the progress of the project with unique access to our online client portal
  • 5.2 Progress payments will be requested at the completion of each stage of construction as per contract

Clients will not be required to forward any payments without each stage being fully completed


  • 6.1 Final inspection by Fixed Price Granny Flats
  • 6.2 Final inspection arranged with certifying authority
  • 6.3 Once completed clients will be invoiced for final payment
  • 6.4 After settlement clients will receive keys and Occupation Certificate

Statutory 6 year Home Warranty Insurance period will commence


  • 7.1 Clients are provided with a 180 day maintenance period

180 Day defects liability period will commence after the issue of Final Certificates
