What size can I build my granny flat?

The maximum size is 60 square metres. This does NOT include carports, awnings or verandahs so you can have a 60 square metre granny flat approved with a front verandah or carport/awning

Can I build two Granny Flats on my property?

No. State Environmental Planning Policy (SEPP) 2009 only allows you to build one granny flat per property.

Do you custom build the granny flats, or do I have to choose one of your designs?

We can either supply a Granny Flat as a kit home package, let you choose one of our great designs or custom build a Granny Flat to suit your requirements. We give you the option which will suit your needs and your budget.

Can I build a granny flat on a battle axe block?

If the access driveway to your block is wider than 3m, and the block measures at least 12mx12m, excluding the access driveway, a Granny Flat would be permitted.

How long does the construction process take?

Generally, it should take no more than 12 – 14 weeks for completion, subject to weather.

Do we have to go through our local council for approval, or can it be done through a private Building Certifier?

If your site is in full compliance with State Environmental Planning Policy (SEPP) 2009, we will apply through a Private Certifier. If there are some elements of your site which do not comply with the SEPP, then we will need to lodge a DA through your local council. Relax; we take care of this entire process as part of our service to you.

Can I build a granny flat in any local government council area in Sydney?

Basically you can, however you will need to check with your local council to see if there are any conditions which may prevent a granny being built on your block. You would need to purchase a current Section 149(2) Planning Certificate from your local council, which usually costs around $100, depending on the Council.

Does the granny flat have to be separate from the house, or can it be attached?

In most cases it is cheaper to build it as a separate structure, as it will not be interfering with the existing house. We can build it either attached or detached from the main house.

Why do you need a ‘Comprehensive Preliminary Site Investigation Agreement’ before you quote me a fixed price?

Most other Granny Flat builders will sign you up to a contract based on a standard price, and then obtain all the necessary site information that can increase the standard price substantially. We don’t believe that is fair to you. How can you morally be committed to a contract when you don’t know what you will end up paying in the end? A “Comprehensive Preliminary Site Investigation Agreement” is designed so that we can gather all the necessary site information that allows us to provide you with a Fixed Price Quote with no nasty hidden variables. This way, you can make your decision to purchase a Fixed Price Granny Flat with confidence knowing that you are not tied to a contract subject to site conditions or additional variations.

How does your ‘Fixed Price Out Of The Ground Guarantee’ work?

In a first, and unmatched by any other Granny Flat building company, as a result of our investigations performed through our “Comprehensive Preliminary Site Investigation Agreement” with you, we can Guarantee 100% that if your site foundations costs exceed what we quote due to unforeseen rock or other soil conditions, we will reimburse you 100% for out of pocket expenses AND re-engineer your flooring system at our cost if required. This Guarantee totally removes the risk of potentially costly excavation works, from you to us if we get our information wrong and do not inform you in writing of rock or other unstable soil conditions.

Do I have to choose one of your standard designs to put on my block?

Can I build my Granny Flat myself?

Yes. As an Owner Builder You can either: Build the Granny Flat yourself or Manage the project. If you choose to engage your own builder, that is fine. We can simply supply the Granny Flat to your site.

Do you build with Steel or Timber Frames?

There are pros and cons for both. Basically we can supply either. The cost is about the same. We will advise you about the best option during the planning process after we complete your site investigation Report(s).

Can you build my Granny Flat with bricks, or other cladding?

Of course. If you choose a concrete slab as your flooring our designs can easily be adjusted to allow for brick cladding or Hebel cladding. We can also quote Vinyl Cladding, Colorbond Cladding, EasyLap Cladding or other cladding options upon request.

Can you build my Granny Flat outside of Sydney?

We build within 1 hour of Sydney, but sometimes will go two hours, depending on our schedule. Outside of this distance, we do not build. We do offer a supply only Lock Up Kit or full Kit Packages to Owner Builders or clients that have a builder to construct their Granny Flat.

What warranties or guarantees exist for my Granny Flat?

Where possible, we supply only the finest quality Australian Made materials. All materials comply with or exceed Australian Standards under the Building Code of Australia. All materials come with their own manufacturer’s’ warranties against defects ranging from 12 months up to 50 years. You will be supplied with all individual warranty information on request.

Can you build my Granny Flat on a concrete slab or bearers and joists raised floor system?

We can build either. If you prefer one option, we can budget for that as well. This really comes down to site conditions and personal preference. If your site is relatively flat and will require minimal site excavation to achieve a flat surface, you may choose a slab floor. However, if your site is not flat and you don’t want to excavate your land to achieve a flat building site, then a raised floor is a better option. Once again, during the planning stages we will be able to advise what the most cost effective and suitable option is.

How do I pay for my Granny Flat?

‘Fixed Price Granny Flats Sydney’ allows several options to pay for your Granny Flat. We accept cheques, direct deposit to our account, or cash. If you require finance, we can assist you to obtain this through our Home Loan Finance partner Payments generally occur in the following stages:

  • 1. 5% Deposit – (on signing of contract)
  • 2. 20% Progress payment 1 – On preparation of site and concrete slab or floor system
  • 3. 20% Progress payment 2 – On delivery of Frames & Trusses
  • 4. 30% Progress payment 3 – On Lock-Up stage complete
  • 5. 10% Progress Payment 4 – On Internal Linings complete
  • 6. 10% Progress Payment 5 – On Internal Fit out complete
  • 7. 5% Final payment – On completion
Can you design a Granny Flat for a disabled person or that is wheelchair compliant?

Yes. Our designs can be modified to comply with Australian Standard 1428.1-2009. Alternatively, one can be designed and customised for you according to your requirements.

How long will it take to get approval before we can start building?

If it does need to go to Council, then it could take approximately 6 -8 weeks for approval. Depending on whether your site complies with the State Environmental Planning Policy (SEPP) 2009, it could be as quick as 10 days through a Private Building Certifier.

Aren’t all Granny Flat building companies the same?

No. Sorry to be blunt but there’s no getting away from this. The old saying of “you get what you pay for” extends to the Granny Flat industry. I’m sorry to say, there are cowboys out there that have given us all at times a bad name.
